Lab-processed air and surface samples (AIHA-accredited lab). Identifies species, spore counts, and indoor-vs-outdoor comparison. Also used for post-remediation verification clearance.

Single-room or localized mold under ~30 sqft. Typical for bathroom tile, behind-vanity, under-sink, small wall cavity. Includes containment, HEPA filtration, antimicrobial treatment, and post-remediation verification.

Multi-room or full-area remediation per IICRC S520 Condition 3 protocol. Typical scope for attics with widespread sheathing mold, finished basements with Stachybotrys, or crawl spaces with chronic moisture.

The same sqft behind cathedral drywall with blocked soffits is $6,000. We give ranges based on job archetype — exact numbers come after the inspection.
Conditional. Sudden accidental water events (pipe burst, storm flood, appliance failure) are usually covered. Long-term humidity, maintenance-origin moisture, and cosmetic mold are typically excluded. Our intake includes a cause-of-loss narrative that adjusters can act on.
We charge $300-$600 for a full NYLMB-licensed assessment with thermal imaging, moisture mapping, and a written report. That fee is credited back if you proceed with a remediation job — but under NY Article 32 we can't do both on the same property, so the credit applies only if you book the remediation separately through our partner network.
Article 32 requires independent assessor and remediator licensees on the same job. That means most homeowners pay for two separate scopes — inspection from one licensed firm, remediation from another. We operate both arms so you work with one company familiar with the law, but never both services on the same property.
