Overview
'Black mold' is the common name for Stachybotrys chartarum, a cellulose-loving toxigenic species that grows on chronically-wet drywall, wood, and ceiling tile. It's slower-growing than common household molds but produces mycotoxins that can cause real respiratory issues in kids, elderly, and immunocompromised occupants. The remediation protocol is stricter: full containment, N95 minimum respirator, mandatory post-remediation verification.
We can mobilize full containment within 24 hours for black mold. Negative-air chamber, HEPA AFDs on 24/7 for duration, PPE upgraded to full-face respirators.
Pre-remediation air samples establish the Stachybotrys spore-count baseline. Used to verify clearance later.
Every contaminated material removed inside the containment. Double-bagged, HEPA-vacuumed, sealed-out.
Post-demo HEPA sand, antimicrobial treatment, encapsulation coating where framing remains.
Third-party air samples compared to baseline and outdoor controls. Stachybotrys must be absent from interior air to release the space.
Stachybotrys needs cellulose (drywall paper, ceiling tile) that's been wet for weeks. The #1 trigger we see is a pinhole leak behind a wall that went unnoticed for 6+ months.
Sandy and subsequent nor'easter basement floods that were mopped but not dried out properly. Six months later: black mold behind the finished wall.
A leaky ridge cap that drops water onto insulation for a season. The insulation stays wet; the sheathing above it grows Stachybotrys.
Black mold jobs start at $1,500 for small contained areas and run $3,000–$10,000 for whole-room or whole-basement scopes. Higher than typical mold because of stricter PPE, longer dwell times, and mandatory clearance.
Every quote is fixed after inspection — no hourly billing, no change orders unless the substrate reveals hidden contamination.See full pricing guide →
